Board packet: EV charging in our garage
Print this page, or send it to the board and your property manager before the meeting. Fill the blanks with the numbers from your building's survey.
The question
Residents want to charge electric vehicles in the building's garage. The board has to decide how much power to set aside, how the chargers share it, and who pays for the electricity.
Decision 1: capacity
- Spare amps at the main service: ____
- Spare amps at the garage subpanel: ____
- How the number was found: a load calculation, with utility data or a month of recording
- If the answer is zero: what more service would involve and what the utility does
Decision 2: sharing
- Layout A: a reserved circuit for each stall
- Layout B: shared chargers that divide the spare amps
- Layout C: a mix, with conduit in place for stalls added later
- The survey recommends: ____
Decision 3: billing
- Metered by stall, billed through a software service
- A flat monthly fee for each user
- Paid from the dues
- Whichever the board picks goes in a written rule, and the association's attorney reads it first
Questions to ask any installer
- Who pulls the permit, and who signs as the owner?
- What does the utility do, and what does it bill the association?
- Which costs are not in the proposal?
- What happens to the chargers if the billing software stops?
- Who maintains the chargers afterward, and who pays?
What the board votes on
- Approve a site survey and load calculation
- Choose a layout and a budget
- Adopt the billing rule
- Approve the permit application and the schedule
